Rising Investor Activity across Melbourne

Investor activity is lifting again across Melbourne, with investors accounting for 36% of home lending in Victoria last year. According to the PropTrack Westpac Investor Report, much of this demand is focused on more affordable price points, with almost half of investor enquiries targeting properties priced under $700,000.
This is also playing out in Melbourne’s east. Unit markets in suburbs such as Burwood East have been identified among the strongest for investor interest, supported by relatively accessible price points, rental returns and fast leasing conditions.
Profitability remains a key driver. In Melbourne, 84% of investors who sold in the final quarter of 2025 achieved a profit, reinforcing the long-term performance of investment assets even in a softer growth cycle.
In locations like Whitehorse and surrounding eastern suburbs, this mix of investor demand and first-home buyer competition is influencing pricing, yields and transaction timelines. That creates added complexity when assessing value, particularly for lower-priced and high-turnover assets.
